Start with what you want your money to do
Every offering shows its sponsor's target return, preferred return and hold period. Pick what your money should do to see the offerings open now.
Bring the capital you already have
Not every offering accepts every source, so confirm with the sponsor before you commit.
Cash
Wire it to the sponsor from your bank or brokerage account. The simplest route, and every offering takes it.
Self-directed IRA
Invest retirement savings without withdrawing them. Your IRA custodian sends the funds, if the sponsor accepts IRA money.
1031 exchange
Selling a property? Roll the proceeds into an offering marked 1031 eligible, inside the IRS deadlines, and defer the tax.
“My initial draw to this fund was its ability to accommodate a 1031 exchange. This investment has also allowed me to transition from the active role of being a landlord to a truly passive investor.”
“The communication was excellent from the start. When I had questions, I could get deeper information within 24 hours. Seeing the [property] firsthand also reinforced my confidence.”
Each note is one investor's own experience of one offering. It is not a guarantee of how any offering will perform, and you can lose money.
From first look to investing
01
Find the offering
Every open offering in one place, each with its sponsor's target return, preferred return and hold period. Filter by what you want your money to do.
02
Talk to the team running it
Before you commit capital, you talk with the people running the offering. Ask about the plan, the risks and the exit, whatever you'd ask in a boardroom. Then decide.
03
Invest directly
If you go ahead, you invest with the sponsor directly and your money goes straight to them. They confirm you're accredited first.
04
Paid by the sponsor
The sponsor reports to you directly and pays any distributions straight to you, from rent, interest or production, and the rest when the asset sells.
Private offerings are speculative and illiquid, and you can lose money. Read each sponsor's documents before you invest.

Common questions
What does Altinvest cost?
Nothing for investors. Any fees in an offering are the sponsor's and are set out in its documents.
Who can invest?
Accredited investors. If you're not sure whether you qualify, the accreditation guide walks through the tests.
Who is the call with?
The team running the offering, usually its investor relations lead.
Does Altinvest recommend offerings?
No. Altinvest doesn't give investment, legal or tax advice. Read each sponsor's documents, ask your own advisors, and decide for yourself.
Where does my money go?
Straight to the sponsor.
What are the minimums?
Each sponsor sets its own, shown on every offering page.
How long is my money invested?
For the offering's hold period, which its sponsor sets and every offering page shows. Private offerings generally can't be sold before then, so invest money you won't need until the term ends.
How is my information used?
To arrange your conversations with sponsors. The trust page sets out the rest, and every email lets you choose what you hear about, or stop.
Every open offering, on one page
Power plants, drilling programs, roll-ups, land, distribution centers and credit, each laid out the same way.
